About King's Cove

The King’s Cove Association, often referred to as the “Cove”, is located within walking distance of the City of Rochester (north off of Tienken Road between Livernois and Rochester roads).  The community sprawls over several acres with the picturesque Paint Creek winding through on its westerly boundary.  There are nearly 400 family units located in clusters of buildings that create a delightful village-type impression when viewed for the first time. A generous-sized Clubhouse that accommodates parties and special meetings, Tennis Courts, and an outdoor pool, adjacent to the Clubhouse offers popular gathering places during the summer months.

Offering one of northern Oakland County’s best locations, Kings Cove presents itself with an “up north” kind of beauty and “feel”. Built in the early 70’s the Cove is nestled into a wooded, rolling landscape allowing each change of season to offer a stunning rendition of the surroundings. Especially beautiful, is the spectacular array of fall colors that frame this unique community.

Another feature of the Cove’s location is the “Paint Creek Trail” which, at some points, is only a short walk from the patios and yards of the units that make up the Cove. This popular walking and nature trail will take you into downtown Rochester (to the south) or Lake Orion (to the north). Because of its proximity to the Paint Creek, wooded areas and ponds, the Cove provides a natural habitat for the many deer and other wildlife that residents frequently see at dusk and dawn in the common areas of the site.

The variety of building elevations make for a very pleasant and comfortable first impression. Floor plans that offer living areas of 1,000 to 1,700 square feet make the Cove an easy choice for a wide variety of age groups and families. A spacious Clubhouse, Pool and Tennis Courts round out the desirable amenities of this community that, over the years, has become a favorite among local realtors.

On-site staffing consists of a Community Manager, Mr. Jim Dafoe (available Tuesdays and Thursdays 9am to 5pm) and Management Coordinator, Ms. Carol Cooper (available 9:30am to 2pm Mondays and Wednesdays). The office is closed on Fridays. Maintenance Supervisor, Jeff McCarty, is on site daily. This staff, along with our managing agent, AMI, provide information and support services for all co-owners.

The Annual Meetings of the Association are generally held in May or June of each year and provides for the election of co-owners to the Board of Directors. There are seven (7) co-owners who serve on the Board of Directors of the Association. With a few exceptions, Board meetings are usually held on the 4th Thursday of each month.

With a strong Board and the assistance of professional management, Kings Cove has aged gracefully and enjoys an excellent reputation for being an extremely well maintained property with a dynamic plan for ongoing maintenance; strong financial planning, and a vision for continuous improvement.

Co-owners, prospective buyers and realtors are expected to acquaint themselves with the Bylaws and Rules and Regulations of the Association that are posted on this website. No unit may be rented or leased to a non co-owner occupant during the first two years of ownership after unit purchase.

The cost to rent is $450.00. $200.00 of that is a deposit that is refunded if terms are met. Please note all except the cleaning fee of $75.00 is waived for funeral gatherings of deceased Kings Cove residents. To rent the clubhouse, please contact the Clubhouse Director, Melinda Thomas.

In case of a maintenance emergency please call AMI at (586) 739-6001. During business hours AMI personnel will help you, after hours the answering service will handle your call.

Rental Information can be found in the King’s Cove Bylaws under Article VI Restrictions.

Please note that there is a rental cap of 10% at King’s Cove. Please inquire with management if that cap has been met before marketing your unit for lease.

In order to rent out your unit at King’s Cove you must be an owner that has resided in the unit for at least two years.
