Trash pickup is every Thursday. All trash should be put at the curb no earlier than 4pm Wednesday. Co-owners must use the 96 gallon tote the association purchased for each unit. No other personal garbage cans/ receptacles of any kind will be allowed in the trash areas and all trash must be bagged and contained in the tote.

Monthly Association Fees are due on the 1st of the month and no later than the 15th of the month. To ensure that your payment is received in a timely manner it is recommended that payments are mailed at least 7 days before the 15th of the month. Make your payments out to “Crosswinds Condominiums”. 

Property Pay Website – Pay via the First Citizens Bank website by eCheck (no charge) or Credit Card (transaction fees apply). You will need the following information from your payment coupon or Account Statement from AMI. Visit this site – https://propertypay.firstcitizens.com

  • Information Needed for Payments:
    • Management Company ID: 6156
    • Association ID: Bottom right of your statement coupon.
    • Account #: Bottom left of your statement coupon

Bank Bill Pay – This service is provided through your bank’s online banking services (if available).

  • When selecting this method of payment, you must list the address for the payment as follows:

  • Please also be mindful that although you may complete this transaction with your bank online, your bank subsequently mails a PHYSICAL CHECK to the lockbox facility.
  • Please allow sufficient time for the check to arrive in the mail when making this transaction as if it is received after the late date, a late charge will be applied.

Lockbox Payment – Mail your payment to the lockbox facility using a paper coupon.

In Office Payment – If you choose to make a payment in person at the AMI office, payments will only be accepted by check or money order and must be placed inside the drop box which is located on the left side of the front entrance doors.

Late Fees – If your payment is received by our office after the 15th of the month you will be billed a late fee. The first time late fee is $50.00 and all subsequent late fees are $100.00.

The Board of Directors is comprised of five members who are elected for staggered terms, annually.

Effective July 1, 2023:


The Board of Directors of Crosswinds Condominium Association (the “Association”) adopts these rules on the 6th day of June, 2023, effective July 1, 2023.


A.  The Association is responsible for governance, maintenance and administration of Crosswinds (the “Condominium”).

B.  Article VII, Section 15 of the Condominium Bylaws authorizes the Association’s Board of Directors to adopt and enforce reasonable rules and regula­tions in the interest of the Condominium.

C.  The Association’s Board of Directors desires to adopt rules governing the use of trash receptacles provided by the Association to Units in the Condominium, and to implement particular fines for violations of the Trash Receptacle Rules.

The Association’s Board of Directors adopts the following Trash Receptacle Rules (the “Rules”), which are binding upon all Co-owners and their tenants, occupants, successors and assigns, and which supersede any previously adopted rules on the same subject matter:

1.  Each Unit is being provided with one (1) trash receptacle marked with the Unit address. All trash, refuse and waste generated by a Unit must be fully placed within the Unit’s designated trash receptacle.  Unit residents shall independently arrange for the proper disposal of any trash, refuse or waste which does not fit within the designated trash receptacle, and shall not leave any such trash, refuse or waste on the Common Elements.

2.  Failure to comply with these Rules shall result in a $100.00 fine for a first violation and a $250.00 for each subsequent violation of these Rules. The Association shall follow the procedures previously adopted for levying and collecting monetary fines.

3.  This Rule shall be construed in conjunction with, and not in contravention of, the various provisions of the Condominium Documents.
